Below are the choices we walk through. ### Pitched vs flat Pitched-roof skylights (Velux is the household name, though several manufacturers make comparable units) suit lofts and pitched extensions. Flat rooflights sit on an insulated upstand on a flat roof and give the modern architectural look most kitchen extensions specify. ### Fixed vs opening Fixed units are cheaper and thermally slightly better; opening units add ventilation and, critically for lofts, an emergency escape route where building regulations require it. Electric-opening rooflights with rain sensors are practical in flat-roof positions you can't easily reach by hand. ### Glass specification Standard argon-filled double glazing with self-cleaning coating is the baseline.
