## Contract glazing for the trade in Kent and the South East

Alongside our domestic work we supply and install glazing on contract for builders, main contractors, property developers, landlords, HMO operators, managing agents, housing providers and small commercial premises. We have been doing it from the same base in Greenhithe since 1998, which means our surveyor knows the housing stock across north Kent and south east London and our fitting team is employed by us rather than hired in per job.

The type of work varies. A builder mid-way through a rear extension needs bi-folds and a lantern measured off the opening as built rather than off a drawing. A developer converting a house into flats needs a full window schedule plus certified fire door sets for each entrance. A landlord needs eight windows replaced across four tenanted properties without four separate arguments about access. A managing agent needs communal entrance doors replaced with the paperwork a fire risk assessor will accept. We quote all of it the same way: surveyed properly, priced in writing, programmed to a date we can hold.

What we do not do is bid on volume alone. We are a fourteen-strong team, so our value on a contract is accuracy and reliability, correct survey dimensions, frames that arrive as specified, fitters who turn up on the programmed day and leave the site tidy and the certification in order. On a build programme, a glazing package that slips is far more expensive than a slightly cheaper quote is worth.

## From enquiry to handover

### Enquiry and information
Send drawings, a window schedule, a plot list or photographs, along with the programme dates you are working to. If a schedule does not exist yet, tell us the scope and we will tell you what we need.

### Survey and fixed written quote
Our surveyor attends and measures off the structure, not the drawing, checking openings, lintels, thresholds, escape requirements and any fire rating. You then get a fixed written quote against that schedule.

### Manufacture and programmed install
Frames are manufactured to survey dimensions, and our employed fitters install to the agreed date. We complete FENSA registration where the work is notifiable and hand over certification and the 10-year Swift guarantee on workmanship.

On multi-plot and multi-property work we survey in stages so manufacture can start on the first phase while later plots are still being built out. That keeps the glazing off your critical path without ordering frames against dimensions that have not been built yet.

## Questions we are usually asked first

### Do you offer trade pricing?
Contract work is priced against the schedule and the programme rather than from a published rate card, so we do not quote discounts up front. Send the scope and you will get a fixed written price you can put straight into a cost plan.

### Will you supply only, without installation?
Our normal offer is supply and install, because our guarantee and our FENSA registration cover our own workmanship. Talk to us about the specific job and we will tell you plainly whether we can help.

### Can you work to our programme dates?
Yes, and that is usually the point. Once the survey is done and the frames are ordered we programme installation to your date. Manufacture is typically three to five weeks, longer for timber joinery and bespoke aluminium, so early survey information helps.

### Do you survey from drawings or from site?
From site, off the structure as built. We can price indicatively from drawings, but manufacture always follows a physical survey, which is what prevents frames arriving that do not fit.

### Can you provide certified fire door sets with paperwork?
Yes. We supply and install complete certified FD30 and FD60 door sets, including seals, closers and ironmongery, and hand over the certification and installation documentation your fire risk assessor or insurer will want.

### Do you handle FENSA registration on contract work?
Yes, on notifiable replacement work we self-certify and register the installation, and the certificate is issued to the property owner.

### Can we see your insurance and accreditation before ordering?
Yes. £5m Public Liability and £10m Employers' Liability certificates and our FENSA registration details are available on request for pre-qualification.

### Do you cover our area?
Kent, London, Surrey, Essex and the wider South East from our base in Greenhithe. For sites further out, call 01322 221010 and we will tell you honestly whether we are the right installer for it.

### Do you repair or maintain existing glazing across a portfolio?
We only carry out repairs on windows and doors we originally installed. For existing glazing installed by others we would quote for replacement rather than take on maintenance.

### What guarantee applies to contract work?
